Joey Baker was highly recommended by the realtor who sold me my house. I saw what looked like termites, but Joey came right away and identified carpenter ants. I saved some dead ones in a zip lock bag for him to look at. He and his team treated the inside and outside of the house. It only took 2 treatments to get rid of the little critters. Don't do what I did. When they first started trailing out of the wall, I sprayed pesticide on them. Joey let me know to let them trail, otherwise they will go back in and make another colony.

What’s a WDI/WDO Report?
WDI = Wood Destroying Insect
WDO = Wood Destroying Organism
Same thing, different names depending on who’s asking. It’s an inspection for termites and other wood-destroying pests.
Required by most lenders. Buyers want to know they’re not purchasing a home with termite damage. Sellers want to show the property is clear.
What We Inspect
Joey or one of our licensed inspectors will check the entire accessible structure:
Exterior:
- Foundation and slab
- Exterior walls and siding
- Around windows and doors
- Under decks and porches
- Attached structures (garages, carports)
- Fences connected to the house
Interior:
- Baseboards and door frames
- Window sills
- Visible wood framing
- Behind appliances (if accessible)
- Interior walls for mud tubes or damage
Attic:
- Roof framing
- Attic framing and sheathing
- Looking for termite tubes, damage, or active infestation
Crawlspace (if applicable):
- Floor joists
- Support beams
- Subfloor
- Foundation walls
We’re looking for active termites, termite damage, conducive conditions, and other wood-destroying organisms (carpenter ants, wood-boring beetles).
What’s NOT Included in a WDI/WDO Inspection
This isn't a full home inspection. We're only looking for wood-destroying pests and damage.
We don't move furniture, stored items, or personal belongings. We inspect accessible areas only.
We can't see inside walls or under carpet. If areas are inaccessible, we note that in the report.
How Long Does an Inspection Take?
Typically 45 minutes to 1.5 hours depending on home size and accessibility.
Smaller homes go faster. Larger homes with attics, crawlspaces, and lots of exterior structures take longer.
How Fast Can You Get the Report?
Usually within 24-48 hours. Often same day if you need it urgently.
We know closings don’t wait. If you’ve got a deadline, tell us and we’ll prioritize it.
Reports are delivered via email (PDF) to you, your realtor, and anyone else who needs a copy.
What If You Find Termites?
If we find active termites or damage, we note it in the report and provide a treatment recommendation and quote.
For Buyers:
You'll know what you're dealing with before closing. You can negotiate with the seller to have it treated, ask for a price reduction, or walk away if it's severe.
For Sellers:
Better to find out now than have the deal fall apart at the last minute. We can treat it and issue a clearance letter so the sale can proceed.
Treatment Options If Termites Are Found
Liquid Treatment (Termidor):
Fast-acting. Creates a barrier in the soil around the foundation. Active termites are eliminated within days to weeks.
Good option for real estate transactions that need quick resolution.
Sentricon System:
Long-term monitoring and elimination. Takes longer to eliminate an active colony (weeks to months) but provides ongoing protection.
Better for homeowners planning to stay in the home long-term.
We’ll explain both options and help you decide what makes sense for your situation.
Conducive Conditions
Even if there’s no active infestation, we might note “conducive conditions” in the report. These are things that attract termites:
- Wood-to-soil contact (mulch against siding, fence posts touching the house)
- Moisture problems (leaks, poor drainage, standing water)
- Wood debris under or around the house
- Cracks in the foundation or slab
- Damaged or missing weather stripping
These don’t fail the inspection, but they’re noted as risk factors. Smart buyers and sellers address them.
Other Wood-Destroying Pests We Check For
Carpenter Ants
Large black ants that tunnel through wood. Damage looks different than termites. Noted in the report if found.
Powder Post Beetles
Leave small round exit holes and fine, powdery sawdust. Usually found in older wood or hardwood flooring.
Wood-Boring Beetles
Various species that infest wood. Most are inactive by the time you see evidence, but we note it.
If we find anything, we’ll explain what it is, whether it’s active, and what (if any) treatment is recommended.
Termite Inspection Costs
Typically $75-$150 depending on home size and location.
If you're already a Critter Gitters customer (on one of our pest control plans), we usually discount or waive the inspection fee.
If treatment is needed and you hire us to do it, the inspection fee is often credited toward the treatment cost.

- When you need the report
- Who should receive a copy (realtor, lender, etc.)
We’ll get you scheduled – usually within a few days, sooner if it’s urgent.
Make sure we have access to the entire property. If there’s a lockbox or access code, let us know.
